Thankx SMIG.--- That's what happens when I rush things sorry for the miss calculation. Now help to find out where the extra homes are to be found. Also find out who will get the grants, and what happens to area 2 and the 57 homes that are still occupied in area 1. We want lots of questions to the executive.

According to the Gazette Thursday 26th August Mr Mallon and his Executive envisaged plans to demolish 1500 Homes. Yet when you count the area figures printed in the gazette something appears wrong “Area 1 = 418 homes” “Area 2 = 401 Homes “Area 3 = 634 Homes Total + 1653 homes, where did the extra homes come from? In area 1 there are 418 homes and they own 361 homes leaving 57 homes, what is the plan for them, As some of these homes may have been decorated with textured ceilings and walls which used to contain 4% Asbestos what precautions will be taken during its removal. Now that the grand plan has hit the buffers I think that M.B.C. should show all the costs involved in their harebrained scheme

1. Have M.B.C. got sufficient funds to offer £4,000 to every property in area 3. 2. Will Landlords who have not joined shield programme still be eligible? 3. Is there a guarantee that it will not turn into a loan like before. 4. Will it be means tested? 5. Will it be restricted to benefit claimants only? 6. How quickly can the boarded up houses in area 3 be made habitable. 7. If they are sold at a higher price than what they were purchased at, will the original owner share in the profit; remember they were bought during the blight of the ill-conceived vision. 8. Will there be a cast iron guarantee that area 3 will not be revisited in the near future. 9. How long do M.B.C. intend for area 2 to remain in limbo. They have only managed to acquire 20 homes of the 401 since the start of the process, so at the rate of 5 per year they could be in for the long haul. 10. Approximately how much do M.B.C. expect to spend on the show home that is envisaged in area 3. 11. All of area 3 should be regenerated before any money is spent on demolition.

the £4,000 on offer to people in Gresham seems a gift too far and first reports show it may well be MBC will not confirm or deny this payment will be made under "means tested" rules if it's "means tested" how many full or any payments will reach people?

COMMENT.Issue 21 August 2010 New Vision Here we go again here is another New Vision that has been changed since the new options were seen in March 2010 and voted on. Of the 1500 local resident that was consulted just over a hundred replied, there is of course no mention of how they voted. This naturally leaves just less the 1400 residents who are so fed up and have been blighted since 2005 felt so disillusioned and lost interest in the process. Out of that so called consultation MBC draw the conclusion that all residents wish to go. There are new claims for the homes that are no longer in the demolition zone in area 3, these now have been removed from the ill-conceived blight, and that the council will make one property into a show home. This will of course destroy the claim that these properties were beyond repair. Can the council now guarantee that this new grant to cover the whole of area 3 and will not be withdrawn like previous promises and turned into a loan. The statement “Nothing will be gained by outlining plans now only to possibly have them re-drawn in October” Isn’t this is what MBC has been doing since day one, and it would have been a lot better had no announcement been made about demolition in the first place. The executive were aware that the whole thing was untenable and this was clearly stated by Mayor Mallon in 2006 and yet they still carried on. Now who is left on the sounding board who live in the blighted area. Are we now to expect another grassed area that will stay for many years to come or will we be able to claim village green status and have it secured to stop travellers setting up camp and turning the area into a scrap yard.

excerpt from an email issued to the Gazette: a complaint in relation to what can only be described as lazy journalism on your part. I have read with interest this week a number of stories published in the Gazette about the proposed demolition of the Gresham ward. What surprises me is that contrary to what we have been told by the local authority your report is loaded with claims that hundreds of residents are safe. What you fail to report is that "hundreds of residents still don't have a clue whats going on". I live in phase 2 of the demolition plans and NO decision has been made on these homes as yet. Remarkably you have quotations in one of your latest articles (21st August?) from residents of Percy and Ruby St; stating how happy they are that the houses are staying up. You may be surprised to learn that Percy and Ruby St are in phase 2 and are STILL scheduled for demolition until further notice. What did you tell these people prior to interviewing them? You should be ashamed that your publication has printed a smokescreen that mis-informs the rest of the town that those who have waited five years without so much as a visit from the council who want to demolish their homes are in the clear. I would suggest you contact the councils regeneration department and print a factual article on the area and not one where the detail has been removed to sugarcoate events; maybe you could even try to discover what will happen to the forgotten residents of phase 2?

every one's happy in Gresham to have 773 homes demolished TEESSIDERS who have been told their homes are no longer going to be demolished said they were “happy and relieved” with the dramatic U-turn. Middlesbrough mayor Ray Mallon said the number of houses to be demolished as part of the multi-million pound Gresham regeneration project has gone down from 1,500 to 773.

HMR - under the theory of Housing Market Failure - the only logical solution left - Demolish all housing..... PwC warns that, in real terms (after adjusting for CPI inflation), there is a seven-in-ten (70%) chance that house prices in 2015 will be below their 2007 peak. What’s more, although PwC expects nominal (cash) house prices to rise modestly, there remains a 15% chance that cash prices could be lower in 2015, eight years after their 2007 peak. PwC estimates that ten years from now, there is a 50/50 chance that house prices could be lower in real terms in 2020 than they were before the boom ended in 2007. After adjusting for CPI inflation, it expects no growth in house prices in the 13 years from 2007 to 2020. House prices in five years’ time are likely to be below their 2007 peak, according to leading accountancy firm PricewaterhouseCoopers (PwC).
